With a constantly shifting Reno-Tahoe real estate market, buyers are getting creative with their real estate investments. Now, flipping homes is not a novel concept by any means, but the investment strategy is gaining traction with buyers in today's market because of its reputation for profitability and seemingly straightforward process. The 2022 Nevada Housing Market

Any Realtor® will tell you that real estate is hyper-local and hypersensitive to the current market. So, let's take a look at the Nevada real estate market for September. In the Reno-Sparks area, median home prices have fallen for the fourth consecutive month to $535,000, a 5% decrease from the previous month. Rising interest rates continue to cool the market further. Since the market peaked in May of this year, with a record median home price of $615,000, the Reno-Sparks area has seen a steady decline in prices since then.

While it is still a seller's market, buyers are gaining traction with more inventory to choose from, less competition, and more bargaining power. Sellers are having to adapt to this shift in the market, adjusting their prices to continue enticing buyers.

Benefits of House Flipping

The most appealing benefit of house flipping is the opportunity for profitable returns at a much faster rate than other real estate investments. Sometimes, these property flips only take a few months to complete, and some investors even take on multiple projects at a time to increase their profits.

Struggles with House Flipping

The startup costs of flipping houses can be the hardest element to get past as a new investor. With the price of a loan, expensive renovation projects, tax costs, and even more expenses, it is difficult to get the initial funds needed for these beginning investments.
